For electric water heaters, if a simple reset does not resolve the issue and the unit does not appear to be damaged by water, no hot water may indicate a faulty heating element, thermostat, or another issue.
Many modern commercial gas water heaters have a user friendly interface that provides a detailed error code history (a.k.a. fault occurrence history), which will give you and your service provider an idea of the issue(s) your unit is experiencing, in turn, assisting with diagnostics.
Sometimes water gets too hot to the point where it creates a scalding risk. This issue may often be resolved by adjusting the water heater's temperature settings.
However, we often see businesses increase the temperature settings to accommodate the needs of a dish machine or sanitization station. This is typically a sign of additional water heater problems and/or lack of regular maintenance. The continuous production of even hotter water causes the unit to work harder, while an unsuspected temperature sensor may be filled with sediment or have a short in the wiring, causing the issue.
Depending on the age of your commercial water heater(s) and whether they have had regular maintenance, they may experience premature part failure as a result of general wear or underlying issues: from installation issues to lack of indoor air quality.

If you suspect your commercial water heater is leaking, it is crucial to identify the source of the leak: Is the leak coming from the water heater itself, a pipe above, or the connectors leading into the unit (nipples, dielectric unions, etc.)?
In the majority of leaking water heater cases we see, a leak cannot be repaired because it is coming directly from the tank itself, like the photos shown here. If a tank is leaking, its overall structure is compromised and is a sign that the hot water heater needs to be replaced as soon as possible. We do not solder leaking tanks to repair them because this would void any potential warranty and would increase the structural integrity in one spot, while weakening the rest of the unit.
What causes commercial water heaters to leak? The two most common causes of leaking heaters are: general wear and lack of maintenance. In rare cases, newer units may also have a manufacturing defect like a small pinhole that causes a leak.
What should you do if your water heater is leaking? Permitted it is safe to do so, we recommend turning off power and water to the unit and placing buckets and towels around the affected areas to decrease the risk of water damage.
Whether your commercial water heater is leaking or has naturally come to the end of its life cycle, it may be time for a commercial water heater replacement.
For many clients, replacement involves removing the old water heater and installing a nearly unit in its place. In other cases, clients prefer to upgrade to newer models, such as those with wi-fi capabilities or to tankless units.

In the case of a new water heater breaking down, call the manufacturer to see if the water heater still qualifies for warranty service and whether that covers parts only or both parts and labor.
Just like your car, your water heater requires regular maintenance to function properly. Without proper maintenance, the water heater may have an increased risk of: corrosion caused by sediment buildup and premature failure.
During a maintenance visit, a tech will assess the unit's current functionality and efficiency, inspect the most commonly replaced parts, then provide a customized plan of action. In most cases, this involves the technicians flushing the water heater with a manufacturer approved solution to remove sediment deposits and decrease the risk of corrosion. After flushing the unit, the tech will also make recommendations for parts replacement and/or cleaning to ensure the unit runs as efficiently as possible.
Commercial water heater maintenance should begin within the first one to two years of installation to make the most out of your business investment.
